What is the total commission I will pay to list my house?
Does the seller have to pay the buyer agent?
No, with the new NAR settlement, the listing itself does not state how much commission the Listing Broker will pay the Buying Broker. Instead the Buyer will determine the rate to pay the agent and this will be negotiated directly with the seller when submitting the offer. What is the total commission I will pay to buy a house through Smart Listing Services?
You can buy a home with Smart Listing Services for a 1% rebate of the typical 3% buy side commission. This makes the buy side commission 2%. With the new NAR settlement, this is negotiable with the seller. Please check out the Smart Buyer Commission slider.
How long have you been in business?
Our new concept launch is 1/1/2025. It is an exciting time for us and as a startup we are doing everything we can to provide consistent and excellent services that exceeds the typical agent. Our Founder David Doty has been investing in real estate in The Woodlands for 20+ years and has been licensed for 9. All of our agents and team are highly trained and knowledgeable in their specific area.
Where do you currently Operate?
How many homes have you sold?
0 – we have not sold any homes under Smart Listing Services. Our experienced agents have done 100s of deals so there is no question you will get an experienced agent and impeccable service.
Do you work with a team?
Yes – our concept is to maximize the value of the agents and work as a team to no details are overlooked, critical dates are monitored and communication is timely.
Can you represent the buyer and seller on the same transaction?
Yes – as the Broker we can. However, there are specific rules we must follow and there will be 2 different agents assigned (1 for the seller and 1 for the buyer). This allows a net commission of 3% total (half of the standard 6% commission). Please reference our blog on What is an Intermediary?
How do you negotiate with buyers and sellers on the other side of the transaction?
Our agents have been trained in negotiating skills. First of all having detailed knowledge of the local market is crucial. We thoroughly understand the clients objectives. We always act professionally and honestly with all parties involved in the transaction. We leverage our proven offer comparison templates and strategies to position the seller to make decisions on all terms and conditions (the seller is the ultimate decision maker). What is your marketing plan?
Please reference our marketing plan in our listing guide. Our concept is to get the broadest exposure by getting your home looking its best, pricing it correctly and broadcasting it to as many buyers as possible through MLS, Zillow, Homes.com, Trulia, brokerage sites, it’s own website to include in social media feeds… We avoid antiquated approaches like print, newspapers, magazines because that just isn’t how the modern real estate market works.

Do you work full-time or part-time?
Full-time. This is a formal business and brokerage and we have experienced, dedicated and knowledgeable agents.
How can you do so many deals at the same time?
A typical real estate agent does approximately 12 residential transactions per year. We all can agree they have significantly more capacity than that. Focusing their unique talents on key activities and supplementing this with the rest of the team to ensure detailed transactional activities are executed timely. We also have efficient processes and automation to elevate throughput while achieving positive outcomes for our client.
Why do agents want to work for Smart Listing Services vs. a full-commission broker?
Typically agents don’t like all the administrative work so we are able to attract talented and energetic agents. They are expert at sales, the local market, pricing homes and negotiating. So our agents can spend more time on things they enjoy and at the same time get significantly more transactions.
You say technology driven, what types of unique technology is SMART Listing Services bringing?
Do all houses get the same service?
In general the answer is yes. We have a checklist of 184 actions that are performed for every deal. Rest assured we give the same attention to every deal. Homes over $2M have some unique attributes which require some extra techniques and services to attract and close buyers so we do provide an elevated service for those homes at the same price (e.g accompanied Showings).
Am I expected to do more work?
No – probably less work. We will come prepared to the listing appointment to finalize the listing, provide sign and lockbox, video the home for personalized staging advice, fill out the listing input sheet, gather your communication preferences, understand your objectives and priorities, that we will be able to move us forward. Your ask will be to fill in a lot of forms and we will provide specific guidance and instructions to do all this online with fillable forms and signatures to make this as smooth as possible.
Do you stage my home?
No – but we do provide a staging consultation from our professional designer to provide you with specific actions to get your home prepared for pictures and showings. We will provide our designers name if you are interested in staging your home.
Do you offer virtual staging in pictures?
We do but let me caveat that. It only makes sense for empty houses. This is a big trend but we will label pictures as virtually staged, ensure the virtual staging is very professional and show the rooms without the staging so they are no surprised during the showing. The idea is to give the buyer an idea of how the room could be used.
Do you enhance the exterior photos?
Yes – our professional photographers follow MLS guidelines to brighten the sky and enhance the yard and will do elevated photos.
Do you put up a sign and provide a lockbox?
Yes – we have a custom professional sign and we use Bluetooth secure lockboxes for the safety of the seller.
